When shopping for a new home, your first consideration should be to establish the parameters for your search with a mortgage pre-approval. This process validates your ability to purchase your new home based on price range of the house, amount of down payment, and monthly payments with all costs included. For reference, a Pre-qualification Letter is only an opinion of a loan officer. A Pre-approval Letter is a document stating that a lender is in place behind you, and you can make a offer on a home that will be considered for acceptance. The quality of your pre-approval letter will be questioned by the seller's representative at the time of an offer.
After receiving a pre-approval for a loan, it's time to engage a Realtor. The Realtor will ask for your pre-approval letter, or call your lender to verify that you are ready to start shopping for your new home. This process avoids losing time looking at homes that are priced either above or below your desired price range. On finding your perfect new home, your pre-approval letter reflects your offered purchase price only, not your price range. It is a good idea to make sure that you can reach your loan officer outside of business hours to get that letter when you need it. The right house always shows up at the wrong time!
As a home buyer, we encourage you to always utilize the services of a quality local agent. No one can help you more than a good Realtor working in your best interests. Knowledge of the area, pros and cons of neighborhoods, and locally sensitive housing issues that may affect your purchase, can only come from that local Realtor. A really good buyer's agent will save you a lot of time, money, and concern about your new home. The really good part is that you don't pay them, the seller does! Let us know if you need a referral.
